  1. What kind of pets do you allow? Do you permit exotic pets?
    We allow dogs and cats of all shapes and sizes. Aggressive breeds are not allowed. Please contact the leasing office for details. We do not allow exotic pets.
  2. How many pets may I have?
    We allow a maximum of two pets per apartment.
  3. Are there any deposits, special fees, or monthly charges to have a pet?
    There is a one-time, non-refundable $300 pet fee. Monthly pet rent is $50 for one and $75 for two.
  4. What must I bring with me to tour an apartment?
    At the time of application, there is a $50 application fee per person/married couple. Anyone over the age of 18 must complete an application and be a leaseholder. Well qualified applicants pay a security deposit of $500. Additional deposits may be required. There is a one-time $200 amenity fee and $65 to the township for a certificate of occupancy. Monthly charges are applicable if you have a pet, storage unit or detached garage.
  5. What are the income and credit qualifications?
    Monthly rent cannot exceed 33% of gross monthly income.
  6. What is acceptable “proof of income” to sign a lease?
    Source of income must be verifiable. Please call the leasing office for details.
  7. What happens if I qualify for an apartment, but my roommate does not?
    If one applicant qualifies for 100% of the rent, he may move in. The roommate is not approved and may not move in.
  8. Is my security deposit totally refundable?
    The security deposit is refundable as long as all terms of the lease are met and there are no damages or outstanding charges on the account.
  9. If I get a job transfer, can I break the lease?
    Sixty days written notice plus a cancellation fee and a pay back of any concessions received are required to break the lease.
  10. Can I change to a month-to-month lease plan after my first year?
    For a limited time after the initial term of the lease, month to month leases are available. Please note month to month leases normally are at a higher lease amount.
  11. What utilities are included in my lease?
    Trash removal and pest control are included in your rent. You pay all other utilities including electric, gas, water and sewer.
  12. How long is the term of the lease?
    We offer lease terms from three to thirteen months.
  13. Do you accept leases for short terms?
    Yes – a minimum of three months.
  14. Am I required to have renters insurance?
    Yes, with a minimum of $50,000 personal liability.
  15. Do you offer furnished apartments?
    Yes – Please call the leasing office for details.
  16. Do you offer corporate apartments?
    Yes – Please call the leasing office for details.
  17. If something needs to be repaired in my apartment, how do I report it?
    You can submit a service request via phone, email or through the online resident portal.
  18. When is my rent payment due?
    Rent is due on the 1st of each month.
  19. What day of the month am I liable for a late charge?
    You are liable for a late charge if you pay your rent after the 5th of the month.
  20. Will you accept electronic payments from my bank?
  21. Is there a place where I can pay my rent after office hours?
    You can pay your rent 24 hours per day either online or at the rent drop box outside the leasing office.
  22. There is a person who might be staying with me for a while, is that permitted by the lease?
    Guests may stay with you for a maximum of 14 days. After that, he/she is considered an occupant and, if 18 or older, must complete an application and be a leaseholder.
  23. Do you have reserved parking?
    Select apartments with garages have reserved parking spaces.
  24. I have a motorcycle, where can I park it?
    We allow one vehicle per lease holder. As long as it qualifies, you may park your motorcycle in a parking space.
  25. My children live with me in the summer; do I need to notify your office when they arrive?
    Yes. Guests may stay with you for a maximum of 14 days. After that, he/she is considered an occupant and, if 18 or older, must complete an application and be a leaseholder.
  26. Can I install my satellite dish at my apartment?
    Yes. Restrictions apply.

    We have a newly renovated and expanded 24-hour fitness center.
  29. Does the property have a swimming pool?
  30. Does the property offer on-site recycling?
    Yes, as well as valet trash service.
  31. Are gas grills permitted at your property?
    Electric grills are permitted on the balconies. Gas grills are prohibited as they are a violation of the local fire code.
  32. Is there any additional storage space available at your property?
    Yes, we offer 5’x8’ storage units for an additional $50 per month.
  33. Are residents permitted to paint their apartment?
    Yes. Restrictions apply.
  34. Will you accept my delivery packages for me?
    Yes, we will accept packages for you. Please see the community policies for further information.
  35. Do you have a list of Preferred Employers?
    Yes. Please call the leasing office for details.

  37. How is your property different from the competition?
    1) We are a gated apartment and townhome community with both attached and detached garages. 2) Our location is minutes from the Ben Franklin Bridge into Philadelphia. 3) We have no pet weight restrictions.
